Local decisions control
Codes, zoning, permit exemptions, HOA rules, easements and site conditions change. An article, calculator result or permit-check answer is not approval to build. Confirm the current rule with the authority having jurisdiction and qualified professionals when the risk warrants it.
Estimates are not bids
Cost bands are planning ranges with stated units and assumptions. Labor, materials, access, design, taxes, engineering, demolition and local conditions can produce a materially different quote. Do not rely on the band as a contract price or financing commitment.
Acceptable use
